Committing to LEED certification without checking the requirements is like signing a lease without reading it. Many surprises are avoidable if the team looks early. A credit feasibility study is that early look: a structured review of what the rating system asks for, what the project can realistically deliver, and what the evidence will take. This guide explains what to evaluate, who to involve, and how to turn the findings into a decision.

Quick answer

A LEED credit feasibility study is an early review of prerequisites, credits and project constraints that helps a team decide whether and how to pursue certification. It checks prerequisites first, then shortlists credits, then notes what each depends on and who will provide the evidence. For LEED v5, the study should also consider the carbon, climate resilience and human impact assessments that every project completes.

What is a LEED credit feasibility study and why do it first?

It is an early planning review, and it comes first because early decisions shape which credits stay possible.

The study compares the rating system’s requirements with the project’s context. It does not award anything and it is not part of certification. Its value is in timing: location, orientation, systems and materials choices are cheap to adjust early and expensive to change later. A team that checks first can decide with its eyes open.

A note on terms: buildings and projects are certified, and people hold credentials. A study is carried out by people, and our guide on what a LEED Accredited Professional is explains which credential suits the people who advise on credit strategy. The table below summarizes six points teams ask about most.

What should a feasibility study evaluate in LEED v5?

It should evaluate the prerequisites, the credits the team could pursue and the assessments that every v5 project completes.

The American Institute of Architects (AIA) overview of LEED v5 notes that LEED v5 weights its impact areas as 50% decarbonization, 25% quality of life, and 25% ecological conservation and restoration, and that every project completes carbon, climate resilience and human impact assessments. A study can use that balance to see where the project is strong and where it needs work. Our guide on LEED v5 credits explained for exam candidates shows how credits relate to each other.

A feasibility study does not ask whether the team wants certification. It asks what certification would require.

How do you assess prerequisites, credits and project constraints?

Work in order: prerequisites first, then credits, then constraints that affect both.

Prerequisites

Prerequisites are minimum requirements, so any that the project cannot meet stop the plan early. Check each one against the project and note what evidence it needs. Confirm the exact list for your rating system and version in the USGBC credit library.

Credits

Shortlist the credits that look achievable, and for each one note what it depends on, what evidence it requires and who will provide it. Each credit has its own requirements, so do not assume that meeting one meets another. Our guide on LEED project documentation shows the kind of evidence to plan for.

Constraints

Note the constraints that affect both: site and location, project type, budget, schedule and the team’s experience. Our guide on LEED and building performance explains why the outcome matters beyond the plaque.

  • Prerequisites checked and any gaps recorded.
  • Credits shortlisted with dependencies and evidence noted.
  • Assessments planned, including the v5 carbon, resilience and human impact assessments.
  • Constraints recorded: site, type, budget, schedule and experience.

Who should be involved, and when?

Involve the people whose decisions affect credits, and do it before those decisions are fixed.

That usually means the owner or client, the design team, the contractor where possible, and a LEED professional who knows the rating system. Early involvement matters because many credits depend on choices made in early design. 3FOLD Training’s guide suggests the LEED AP for people who advise clients on credit strategy, and our article on the difference between the two credentials in real project work explains where the Green Associate and the LEED AP each fit.

How do you turn the findings into a certification decision?

Summarize what is met, what is at risk and what it would take, then recommend a route.

  • Which prerequisites are met, and which are at risk?
  • Which credits look achievable, and what do they depend on?
  • Who is responsible for each piece of evidence?
  • What are the main risks to schedule, budget or performance?
  • What is the recommendation: proceed, proceed with changes or reconsider?

If you proceed, follow the process set by USGBC and Green Business Certification Inc. (GBCI), and check their pages for current requirements. For the wider picture, read our guide to becoming a LEED professional and see the USGBC LEED v5 overview.

Frequently asked questions

What is a LEED credit feasibility study?

It is an early review that checks a project’s context against LEED prerequisites and credits, so the team can see what is achievable, what it depends on and what evidence it would need before committing to certification. It is a planning step, not a certification step.

Why do a feasibility study before committing to certification?

Because decisions made early in design shape which credits are possible later. A feasibility study helps a team see risks, dependencies and documentation effort while changes are still easy, instead of discovering them when the design is fixed.

What does a feasibility study evaluate in LEED v5?

It looks at prerequisites, which every project must meet, and at the credits the team could pursue. For LEED v5, the American Institute of Architects (AIA) notes that every project completes carbon, climate resilience and human impact assessments, so a study should consider how the project will handle them.

How is LEED v5 weighted across its goals?

According to the American Institute of Architects (AIA), LEED v5 weights its impact areas as 50% decarbonization, 25% quality of life, and 25% ecological conservation and restoration. A feasibility study can use this balance to see where the project’s strengths and gaps lie.

Are prerequisites optional?

No. In LEED, prerequisites are minimum requirements that a project must meet to pursue certification, so a feasibility study should check them first. Confirm the exact prerequisites for your rating system and version in the U.S. Green Building Council (USGBC) credit library.

Does each credit have its own requirements?

Yes. Each credit has its own requirements and evidence, so a study should not assume that meeting one credit meets another. Our guide on LEED project documentation shows the kind of evidence teams need to prepare.

Who should be involved in a feasibility study?

Ideally the people who make the decisions that affect credits: the owner or client, the design team, the contractor where possible, and a LEED professional who knows the rating system. Early involvement helps because many credits depend on choices made in early design.

When should a feasibility study happen?

As early as the project allows, before key design decisions are fixed and before the team commits to a certification target. The earlier it happens, the easier it is to adjust the design or the plan.

What should a feasibility study produce?

A clear picture the team can act on: which prerequisites are met or at risk, which credits look achievable, what each depends on, who is responsible for the evidence, and a recommendation on whether and how to proceed with certification.

Is a feasibility study the same as certification?

No. It is an internal planning review. Projects that pursue certification follow the process set by the U.S. Green Building Council (USGBC) and Green Business Certification Inc. (GBCI), so check their pages for the current requirements.

Which credential helps with feasibility work?

The LEED Green Associate shows foundational knowledge of LEED, and the LEED AP BD+C shows deeper knowledge of the design and construction rating system and the certification process. 3FOLD Training suggests the LEED AP for people who advise clients on credit strategy.
