What does building performance mean beyond LEED certification?

Building performance means how a building actually operates once people use it, including its energy and water use, waste, transport patterns and occupant experience.

Certification is a point-in-time result: a project is reviewed and recognized. Performance is a continuing result that depends on systems, maintenance, occupants and management. Design intent and real performance can differ because design models rely on assumptions, while real buildings depend on how they are used, operated and maintained.

What do design models assume?

Design models assume things such as how many people use a space, which equipment runs and how systems are operated. Those assumptions are reasonable, but real use is rarely identical.
